You cannot list a property on Airbnb in Dubai without a DTCM holiday home permit from the Department of Economy and Tourism. No exceptions.
The property must be fully furnished and meet DET quality standards before your permit application is approved. That means:
Furniture in every room. Bed with proper bedding, sofa, dining table and chairs, storage. Each room needs to look and function as a complete living space.
Fully equipped kitchen. Cookware, crockery, cutlery, glasses, basic appliances (kettle, toaster, coffee maker at minimum). The kitchen has to be usable.
Bathroom essentials. Towels, toiletries, bath mat. Clean and presentable.
Safety equipment. Smoke detectors in every room, fire extinguisher, first-aid kit. These are mandatory for the permit.
Smart or keyless lock. DET requires secure guest access. A keypad lock or smart lock is the standard.
High-quality photos. The DET application requires photos showing all rooms, furniture, kitchen equipment, bathrooms, and safety equipment.
The permit costs around AED 1,520 per unit per year. Operating without it can result in fines starting at AED 5,000 for a first offence, going up to AED 50,000 for repeat violations, plus listing removal.

Living area
This is the hero shot of your listing. The photo guests see first.
A comfortable sofa in a durable fabric. A coffee table. A media console with a smart TV (guests expect streaming apps). Good lighting, both ambient and task. One or two accent pieces that give the space personality: a print on the wall, a plant, textured cushions.
Keep the background clean for photos. No cable clutter. No bare walls.
Bedroom
